Providence

6.5+/- Acres

Under contract but accepting backup contracts.

Our home is an eighteenth-century house ready for a twenty-first century family or couple. The house was renovated over a series of years beginning in 1995, and features advanced technologies throughout. The property has a solar powered electric generation system of 52 panels and micro-inverters, an on-demand propane hot water heater, 1000-gallon propane tank, five-ton heat pump, variable-speed air handler, Fresh Aire UV lights installed in the air duct system, 483' deep well, three bedroom (expandable to four and maybe more) certified septic system, four good to excellent outbuildings, to include a separate studio/office, and an updated security system.  All the appliances could convey to include a new heavy-duty GE refrigerator in the workshop and a new Bosch dishwasher in the kitchen.  The house also has six-fireplaces, three are fueled by gas and the others by cut wood. The house and four outbuildings sit-on about 6.5 acres, some of which is fenced. The property is an easy drive to Ashland, Richmond, Fredericksburg and Dahlgren.

Sales tours of the property are only for fully qualified buyers with at least a pre-approval letter from a bank or mortgage company. We welcome brokers and agents with fully qualified buyers, or to preview in anticipation of a fully qualified client. We will pay an appropriate commission upon a successful closing of the property. I am a retired and inactive Virginia real estate broker, and adhere to all necessary state and federal laws concerning real estate transactions.

My wife and I work from home. She is a program manager and I write history books. We do a tremendous amount of research work online. High speed internet service is available here locally.

The authentic colonial character and homespun coziness of the house are not easily equaled or duplicated, especially by modern construction.  In addition, the twenty-first century energy efficiencies we enjoy are difficult to top and not easily found together.  As a result of our renewable energy investments, we enjoy dramatically lower monthly electricity bills, our total electricity costs in 2020 were about $650. However, the best part of living here is the privacy and sense of peace and security on the property. The location is also very attractive to us because we are close to major cities and employment centers, but not too close.  We like to think of ourselves as centrally isolated.  Finally, we can back-up our sales price with a recent appraisal. Call or email if you have questions or desire a showing. Thank you!
